Shopping for a new home can be a fun process, but we also know that it can be very stressful. We always suggest visiting a few dealerships. You need to learn about the homes available and the features that each manufacturer offers. 


Once you decide on the size and type of home you need, you also must consider construction. Make sure that when you compare price you also compare construction and options. The wind zone, thermal zone, energy package (or lack thereof), standard building features and upgrades can all greatly effect the home price. Also, be careful when you are shopping on the internet. Most of the time the “internet deals” that you find are not as great as they seem. Most online prices are only the base price of the home. This might not even be the price of the home that is on a dealer’s lot, just lowest price of the home with no options, completely stripped out, from the factory. If you want to compare prices accurately you need to get a final price of the specific home that you want and a list of all the options and construction features of the home. You also need to make sure that the price you are provided with includes delivery, set-up, AC, skirting, and steps. You can also include a pad and in certain cases, additional improvements to land. When you remove these things, it would be easy to advertise a price that looks to be $10,000 - $30,000 less than the competitor. Be careful, if the deal seems too good to be true, it probably is. 


Once you find a home that you want you need to make sure that you feel comfortable working with the dealership. The sales center you choose to work with will play a vital role in your lending process, but more importantly, they will help facilitate the delivery, set-up, and assist you with all your factory service requests. Make sure that the dealership has a good reputation and longstanding ties to the community. Make sure you can count on them to work for you.
